Waterfowl Development & Recreational Land Sales

You reap what you sow. 

That is our motto for wildlife management and our track record speaks for itself. 

We currently own and manage 7 waterfowl properties comprising 275 acres of winter flooded habitat, 4 upland tracts, 2 dove fields and 100 acres of quail woods.  

Each of the waterfowl tracts was developed from scratch, resulting in the construction of over 10 miles of upland levees, clearing over 50 acres of fields for food plots (rice and corn), installing 13 water control structures and 7 wells.  

We believe in cover and food, and that combination resulted in holding over 10,000 ducks during the month of January in 2025.  

We currently self plant 35 acres of rice, 25 acres of corn, 15 acres of sunflowers, 10 acres of chufas, 15 acres of deer winter and summer forage, and over 4 miles of quail food strips.  

Our principal, John Hilton, currently serves on the SC Department of Natural Resources Waterfowl Advisory Committee which oversees the management of the 13 category I waterfowl management areas across the state.  He has been duck hunting for over 30 years in SC, AR, ND and Canada and has been managing waterfowl properties for over a decade, currently owning properties in SC and AR.
