80 ac Sumter County Land Purchase

The project consisted of purchasing acreage that runs between Saint Paul Church Road and Patriot Parkway in Sumter County.  The initial purchase was approximately 12 acres, following by purchases of 60 acres, 4 acres, 2 acres and finally a 60', 2 acre access driveway to Saint Paul Church Road.  The acquisition prices ranged from $900/acre to $3000/acre, with an average of $1850/acre.  Upon acquisition the tract had a weak stand of natural regeneration mixed upland forest which was ultimately harvested to allow for recreational development and replanting of genetically modified loblolly pines on about 60 acres.  A duck pond, fish pond, dove field and miles of interior roads were constructed on the remaining acreage.  The property is held for long term timber investment and recreational use.  Hilton Land Development, LLC was the sole purchaser.  The first purchase was in 2013 and the project is ongoing.
