60 acre Sumter County Land Purchase, Timber Investment, Conservation Easement

The project consists of purchasing 60 acres off Mclauren Road in Sumter County.  The property was overgrown cutover, and was acquired for $1,416/acre in 2017.  The tract was sprayed by helicopter and replanted in MCP loblolly pine.  The property was submitted for conservation easement and was approved by Congaree Land Trust.  The property also applied for federal M.A.J.I.C. funds and was approved for its location relative to Shaw AFB and the artillery range near Manchester.  The tract borders Manchester state forest and has been developed with three food plots for turkeys and doves.  Some of the best dove hunting you can imagine can be had on this property.  The property is held for long term timber investment and recreational use. Hilton Land Development is the sole owner.
